Recently I have had a couple of clients who have asked us to sell their home so they could downsize.

We had our initial consultation and we talked of the process the marketing and the preparation need to fetch top dollar in this market.

In each case the seller was very diligent in getting their do-do list completed. New granite, new carpet, fresh paint, taking care of some differed maintenance items.

The homes were perfectly prepared and ready for market. When offers came in I noticed a rigidity in them that was all too familiar. They began insisting on making minor points and nit picking every detail of the process to stall the actual signing and acceptance of the contract to sell. One, did this to the point that the buyer, out of frustration,

Do you believe your negative credit history disqualifies you from buying a home? That might not be the case. And even if you’re not in the position to buy today, there are some simple, effective actions you can take to boost your future prospects.

If you’re like most people, buying a home means securing a mortgage. To secure that mortgage, you need to convince banks you’re a good bet. Here’s how to start on the path to making your dream home a real home:

1. Work towards a 10% down payment: Down payment assistance is very difficult to get without a credit score north of 640. So if you’re below the line, you’re going to help your odds of pre-approval by proving you have 10% down to put on your home. That 10% is especially helpful if your credit score

4 CHALLENGES FOR 2017: Inventory. Rates. Values. Websites.

1st - CONSUMER WEBSITES

They can be very frustrating... Through the internet, you'll only have access to consumer websites like zillow, trulia, realtor(.)com, and brokerage websites like Coldwell Banker, etc. These are fine sites to get a flavor of what has been on the market for sale. However, those consumer sites have roughly 50% (or more) of the homes listed on them actually SOLD and unavailable. Unfortunately, that's VERY common. If you want to chat with me about helping you or someone you know full time I can tap buyers in to our local MLS database of homes for sale. This will give buyers access to the true inventory and will filter out homes that have already sold. I do not charge a

We live in an area where extreme cold is likely during the winter months. Don’t risk thousands of dollars in plumbing repairs… take the time to protect your pipes from bursting. When water freezes in your pipes, the ice expands, adding to the overall pressure in your home’s plumbing. When this force builds, it can cause pipes to split. In addition to plumbing repairs, you might find yourself on the hook for flooding damage, too.

The pipes most at risk? Those exposed to the lowest temperatures, of course. This includes plumbing on the exterior of the home, in exterior walls, and exposed pipes in those unheated zones of your home. Did you know that even a frozen garden hose can cause enough pressure to split an interior pipe? Be sure to disconnect and

Lowball OfferAs your agent we are required to bring you any and all offers made on your home, so once and a while you’ll receive what’s known as a “lowball” offer. Lowball offers are buyer offers which far fall below your asking price. Sometimes they’re so low that they only serve to make you angry.

Don’t get angry! While selling your home is an emotional process, there are rational, effective strategies for dealing with the lowball offer. Sometimes the lowball offer can even turn into the right price if you handle negotiations the right way.

 1. Remain calm. Your urge may be to tell the buyer to go #*&@! themselves, but there’s nothing to be gained in making enemies.

 2. Understand that sometimes buyers aren’t familiar with true market value. They may be

The #1 Reason to Buy Right Now – THE MONEY!!

People often ask whether they should buy a home now or wait.  Recently released data suggests that waiting may not make sense as prices seem to again be on the rise. Let’s take a look at some of the data and commentary on the subject:

Ed Stansfield, chief property economist at Capital Economics:

“The current tightness of supply conditions would normally be consistent with much faster price growth. The continued steady growth in home sales that we expect this year will only add to this upward pressure on prices.”

Case Shiller Home Price Index

“The S&P/Case-Shiller U.S. National Home Price Index, covering all nine U.S. census divisions, recorded a 4.1% annual gain in March 2015 … with a 0.8%

If a person or family is ready, willing and able to purchase a home, we believe that owning is much better than renting.

And we believe that now is a great time to buy.

We are not the only ones that think owning has massive benefits or that now is a sensational time to plunge into owning your own home. Here are a few others:

Benefits of Owning

Joint Center for Housing Studies, Harvard University

“Homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord…Having to make a housing payment one way or the other, owning a home can overcome people’s tendency to defer savings.”

The Federal Reserve

“Renters have much lower median and mean net worth than
